Broadlands is a desirable neighborhood for one simple reason: its location.
Situated near key transportation routes like Interstate 25 and U.S. 36, it’s perfect for commuting to destinations like the Google campus in Boulder or Interlocken Technology Partners in Broomfield.
But Broadlands isn’t just about convenience. It also boasts beautiful walking and biking trails, plus a BMX bike course, all nestled near popular recreation spots like Broadlands Golf Course, Plaster Reservoir, and Broadlands West Park.
And with Flatiron Crossing, Orchard Town Center, and Denver Premium Outlets nearby, you’ll always have something to do.
The neighborhood also provides a strong sense of community, says Susan Frisk, a West+Main agent who lives in the Broomfield neighborhood.
“When you walk around, you see people actually waving to their neighbors, nodding their heads or flashing the peace sign,” she says. “It’s a very friendly neighborhood.”
Since the neighborhood’s less than 25 years old, most homes are new and in good condition. Buyers can find a combination of single-family homes, townhomes, and condos, Frisk says.
Home layouts in various looks and sizes make the neighborhood attractive for buyers looking for something different. Options include ranch-style, two-story, and low-maintenance patio homes perfect for downsizing.
Prices for single-family homes start at $589,000 and go up to $1.5 million with an average price of $915,000. Townhomes or condos start at $415,000 and go up to $605,000 with an average price of $528,000.
Because few houses become available, homes sell quickly, usually in a couple of weeks or less.
Who’s moving in?
Home buyers in Broadlands range from empty-nesters and retirees drawn to patio homes to young professionals who want condos or townhomes.
The neighborhood appeals to nature lovers with its abundance of recreational amenities, like walking trails, a BMX bike course, and playgrounds.
Plus, the community pools are always busy in the summertime, and food truck nights are a great way to have dinner with friends and neighbors, Frisk says.
Families choose to choose Broadlands because it offers bigger homes and larger yards. Once there, they stay for the location and community.
“Broadlands’ top-notch schools appeal to families with kids of all ages,” Frisk says.
People tend to make Broadlands their long-term home.
“Once people move in, they tend to stay,” Frisk says. “We hear the same thing from families, singles, and retirees. They love the location. It’s a great community.”
